[HERO] Exterior vs. Interior Waterproofing: Which Is Better for Your Winnipeg Basement?

If you live in Winnipeg, you know that the ground beneath your feet is constantly on the move. We call it “gumbo” for a reason. This heavy, expansive clay soil is notorious for holding onto water, putting immense pressure on your foundation walls, and eventually finding its way into your basement.

Whether it’s a small trickle after a spring thaw or a full-blown flood during a summer downpour, moisture is the enemy of your home’s structural integrity. When homeowners call me, the question is rarely if they should waterproof, but how.

In our “Good, Better, Best” approach to foundation health, we categorize waterproofing into two main professional tiers: Interior (Better) and Exterior (Best). Both have their place in Southern Manitoba and West Ontario homes, but choosing the right one depends on your budget, your yard, and how you use your basement.

The Winnipeg Reality: Why Soil Matters

Before we dive into the methods, we have to talk about the soil. Winnipeg sits on an old glacial lake bed. Our soil is primarily high-plasticity clay. When it gets wet, it expands significantly, exerting “hydrostatic pressure” against your foundation. When it dries out, it shrinks, leaving gaps for the next rainfall to pour right down against your walls.

The “Better” Tier: Interior Waterproofing

Interior waterproofing is what we consider the “Better” solution. It is highly effective, especially for homes where exterior access is limited or the budget doesn’t allow for full-scale excavation.

How It Works

Contrary to popular belief, interior waterproofing doesn’t technically “stop” the water from entering the wall; instead, it manages the water once it gets there. We install a drainage track (often called a French drain or sub-floor drainage) around the perimeter of the basement floor.

We then install a dimpled membrane on the interior of the foundation walls. If water seeps through a crack or the cove joint (where the wall meets the floor), the membrane directs it down into the drainage track. This water is then channeled to a sump pump, which whisks it away from your home.

The Pros:

  • Less Invasive: We don’t have to dig up your yard, move your deck, or tear down your fence. Everything happens inside.
  • Cost-Effective: Because there is no heavy machinery or massive excavation involved, the price point is generally lower than exterior work.
  • All-Season Installation: Since we are working inside, we can often perform this work even in the dead of a Winnipeg winter.
  • Relieves Hydrostatic Pressure: By giving the water a place to go, you lower the pressure pushing against your floor and walls.

The Cons:

  • Doesn’t Protect the Wall: The concrete wall itself still gets wet. Over decades, this can lead to slow degradation of the concrete, though the interior remains dry.
  • Requires Unfinished Space: If you have a beautifully finished basement with drywall and flooring, we have to remove the bottom portion of those walls to do the work.

The “Best” Tier: Exterior Waterproofing (The Gold Standard)

If you want the absolute highest level of protection: the “Best” tier: you go with exterior waterproofing. This is the only way to ensure your foundation walls stay dry and protected from the elements.

How It Works

This is a major project. We excavate the soil all the way down to the footing of your house. We clean the walls, repair any structural cracks, and then apply a multi-layered defense system. This usually includes a heavy-duty waterproof membrane and a dimpled drainage board.

Most importantly, we replace or install a new weeping tile system at the base of the footing, covered with clean washed stone. This ensures that water never even has a chance to sit against your wall; it’s diverted to the sump pit before it can cause trouble.

The Pros:

  • The “Envelope” Effect: You are essentially wrapping your home in a waterproof suit. The concrete stays dry, which prevents the freeze-thaw cycle from causing further cracking.
  • Structural Peace of Mind: Because we are down there at the footing, we can see and fix any structural cracks from the outside, which is always more effective.
  • No Interior Mess: If your basement is finished with expensive mahogany paneling or a home theater, we don’t have to touch a thing inside.
  • Long-Term Value: This is a “once-in-a-lifetime” fix. It significantly boosts the resale value of your home.

The Cons:

  • Higher Cost: Excavating with heavy equipment and managing the soil is labor-intensive and more expensive.
  • Yard Disruption: Your landscaping, flower beds, and possibly walkways will be affected. It takes time for the soil to settle and for the grass to grow back.
  • Weather Dependent: We can’t easily do full exterior excavations in the middle of January when the ground is frozen four feet deep.

Which One is Right for You?

Choosing between these two isn’t always about which one is “better” in a vacuum; it’s about what is better for your specific situation.

Choose Interior Waterproofing if:

  • You have a limited budget but need a dry basement now.
  • You have a massive deck or expensive landscaping that you aren’t willing to tear up.
  • Your main issue is water coming up through the floor or the cove joint rather than through the walls.
  • You want the job done quickly without waiting for a break in the weather.

Choose Exterior Waterproofing if:

  • You are planning to finish your basement and want to ensure your investment is 100% protected.
  • Your foundation walls are showing signs of significant seepage or concrete deterioration.
  • You want the most permanent, “set-it-and-forget-it” solution available.
  • You are dealing with severe hydrostatic pressure that is threatening the structural stability of the walls.
